Stormwater, silt pits and gutters at a Wyndham Vale handover

Water management items that are easy to miss on the day and expensive once the garden is in.

Wyndham Vale 3024 · 2026-08-04

In short: Where rain goes matters on clay ground. These are the drainage items to have fixed before keys.

Silt pits full of soil

On a Wyndham Vale handover we found soil and debris in the silt pits. If it is not cleared, it moves into the stormwater line and can block it.

Uncapped pipes

Stormwater pipes left uncapped during the build collect debris. Each one should be capped or connected before handover.

Gutters

Builders' rubbish in gutters ends up in downpipes. Gutters without enough fall hold water, which leads to overflow and corrosion.

Grading

The ground must fall away from the slab so rain does not pool against it. On reactive clay that is part of protecting the slab, not just landscaping.

FAQ

Questions Wyndham Vale owners ask about this

Who clears silt pits?

The builder, before handover.

Is grading part of the contract?

Usually some grading is. Check your contract and site plan.

Can you camera the pipes?

No. A plumber can if a blockage is suspected.

Why does this matter on clay?

Water pooling beside the slab changes the moisture under it, and clay moves when that happens.
