FAQ

Rental minimum standards (Victoria) inspections in Wyndham Vale: common questions

What are the 15 rental minimum standards in Victoria?

Heating, mould and damp, ventilation, structural soundness, locks, windows, window coverings, window covering anchors, bathrooms, toilets, kitchen, laundry, lighting, vermin proof bins and electrical safety. They are set out in Schedule 4 of the Residential Tenancies Regulations 2021 and apply to every Wyndham Vale home let under a residential rental agreement.

From what point must a Wyndham Vale rental meet the standards?

From 25 November 2025 the standards must already be met before a Wyndham Vale rental is advertised or offered. The standards apply to agreements entered into from 29 March 2021, and the window covering anchor standard was added from 1 December 2025.

My house is brand new. Can it still fail?

Yes. New homes often have no window coverings, blinds fitted later without cord anchors, or an exhaust fan that stops in the roof space. All three are standards.

Do you check electrical safety?

We photograph and record the switchboard, but certification of electrical safety has to come from a licensed electrician. We do not test circuits.

Does the heater have to work?

A fixed heater in good working order must be in the main living area. We confirm one is installed and note its type, but we do not run it or service it.

Is mould always a failed standard?

The home must be free from mould and damp caused by the building structure. We record visible mould and take moisture readings so you can see whether it points to a building fault such as a leak or poor ventilation.

What happens if something fails?

You get a list of what needs fixing against each standard. Once the repairs are done we can come back and recheck before the property is listed.

How long is the inspector at a Wyndham Vale rental?

Usually about an hour for a typical Wyndham Vale house. It is booked within a few days and the report reaches you within 24 hours of the visit.

Can it be done while a renter is living there?

Yes, as long as the renter receives the notice the law requires. Many owners book it at the end of one lease, before advertising the next.

Does a rental inspection replace a building inspection?

No. It checks the 15 standards only. It is not a structural report under AS 4349.1 and not a timber pest inspection.

Do agents accept your report?

The report records each standard as met or not met with photos, which is what a property manager needs to see before advertising.
