A handover checklist drawn from Wyndham Vale reports

The items that keep appearing at Wyndham Vale handovers, grouped so you know where to look.

Wyndham Vale 3024 · 2026-06-11

In short: Roof, drainage, weep holes, seals and wet areas. That is where most of the list comes from.

Roof

Cracked roof tiles and broken underlaps let rain into the roof space. Tiles overhanging the gutter by more than 65mm can also push water past it. We look at the roof covering from the ground, by drone where useful, and from the roof space.

Gutters and stormwater

Debris left in gutters, water ponding because the fall is wrong, downpipes not fixed to the wall, stormwater pipes uncapped and silt pits full of soil. All of these affect how water leaves the site.

Weep holes and ground

Weep holes need clearance above the finished ground, and the ground needs to fall away from the slab. On Wyndham Vale handovers both have come up short.

Seals and joints

Articulation joints without sealant, gaps between window frames and cladding, and unsealed service penetrations all let water and pests into the wall.

Inside

We run showers by hand and watch for leaks, check shower screens and wet area sealant, and check doors latch and slide properly.
