Why the reinspection matters: items still open on the second visit
On a Wyndham Vale reinspection, items the builder believed were fixed were still there. Here is what to expect.
In short: A list only helps if the work gets done. The reinspection is how you know it was.
What a reinspection is
We return after the builder says the handover list is complete, go through every item from the first report, and record whether each one is fixed.
What we found still open
On a Wyndham Vale reinspection, cracked roof tiles, an uncapped stormwater pipe, gutters still holding debris, unsealed articulation joints and window gaps, unfinished eave linings and a door that still would not latch were all recorded again.
Why items stay open
Usually a trade did not return, or the item was missed off the supervisor's list. It is rarely deliberate, but it still leaves you with the defect.
When to book it
After the builder confirms the work is done and before you sign or settle. Your position is strongest while the builder is still waiting on payment.
What you receive
A second dated report showing each item as fixed or still open, with photos. It is a clear record if items need pursuing later.
