What a timber pest inspection can and cannot tell you
AS 4349.3 explained in plain terms, so you know what the report means before you rely on it.
In short: A timber pest report is about evidence and risk on one day. It is not a guarantee.
What it covers
A visual inspection of accessible areas for termites, borers and wood decay, plus the conditions that make an attack more likely.
What it cannot see
Inside walls, under floors with no access, behind stored goods or furniture. The report lists areas not accessed.
Moisture tools
A moisture meter and thermal camera help find damp areas worth a closer look, but they do not see through walls.
Reading the result
No evidence found is good news, but conditions conducive to termites still need attention.
