Buying a near new home in Jubilee or Savana
A house only a few years old can still have faults a buyer inherits. What a pre-purchase inspection looks for.
In short: Near new does not mean fault free. It means the faults are different.
Why inspect a young house
Many Wyndham Vale houses for sale are only a few years old. They rarely have rot or failed roofs, but they can carry original building faults and the effects of what owners have done since.
Water and drainage
Paving laid against the house, garden beds over weep holes and downpipes not connected to stormwater are common, and on reactive clay they matter.
Upper floor safety
Upper floor bedroom windows must have restrictors limiting the opening to 125mm. Missing restrictors are a safety hazard on any house, however new.
Builder's warranty
If the house is still within its warranty period, faults from construction may be claimable from the builder. The report gives you the record to do that.
Timing
Book before an auction or before your cooling off period ends. The report arrives within 24 hours.
